The attendance was supported by photographic and video evidence, helping to create a clear record of the service. Personal service was effected where possible. Had this not been achievable, our instruction was to place the letter through the door so that the documents were still served in accordance with the client’s requirements. In this case, the service was managed efficiently and without issue.
Immediately afterwards, we prepared and provided a Statement of Service to the client’s solicitors. This gave the legal team the formal proof they needed straight away and allowed the matter to continue without further delay.
The successful service of the Letter Before Action helped support the owner’s next steps in seeking vacant possession of the property. Just as importantly, it was done in a way that balanced urgency with professionalism and sensitivity.
