At that point, our operative advised the landlord that his continued presence was only aggravating the situation and that the best course was to step away from the immediate area. We also made clear that, if the tenant did remove the disputed equipment, that was not a matter to try to resolve emotionally on the spot. If the landlord believed the item was wrongfully taken, the proper course would be to pursue it afterwards through the appropriate legal or civil channels.

This was, in practical terms, a de-escalation point in the operation. The police agreed with that position, the landlord accepted the advice, and once he withdrew from the area, tensions reduced significantly. The officers were then satisfied that there was no immediate risk of escalation and no further reason for them to remain.

With the landlord no longer present and the situation calmer, the eviction supervision continued without further incident. Over the following hours, the tenant completed the removal of possessions from the commercial property. Once the premises had been vacated and we were satisfied that the process was complete, the final condition of the site was recorded by way of photographs.

Those images were then submitted to the instructing client as part of the evidential record of attendance and completion. The keys were returned to the landlord, and the task was brought to a peaceful conclusion.

Although the disputed equipment was ultimately removed, the objective of the attendance was successfully achieved: the commercial unit was vacated, the process was observed and documented properly, the risk of confrontation was reduced, and the matter concluded without violence or further disorder.
