Close Protection for High-Risk Building Survey at Whitgift Centre, Croydon

At Mike Golf Security & Investigation, we provide close protection and specialist security services in a wide range of environments, including commercial sites, high-risk locations, and operational settings where safety, uncertainty, and professionalism must be carefully managed.

One such assignment involved the provision of a close protection officer as part of a two-man team tasked with supporting three survey professionals during an internal inspection of disused sections of the Whitgift Centre in Croydon, South London.

This was not a conventional security task. The premises were partially closed off, without electricity, and suspected of containing asbestos. There were also concerns that squatters may have been occupying parts of the site. As a result, the assignment required far more than a simple escort. It called for careful preparation, a disciplined protective presence, and the ability to operate safely in a complex and potentially hazardous environment.

The Brief

Our role was to provide close protection support to the survey team while they assessed the internal condition and structure of the building. Their purpose was to inspect the premises, identify areas of concern, and obtain the information needed for the next phase of works. Our responsibility was to help ensure they could carry out that task safely and without interruption.

The risks were both environmental and human. The suspected presence of asbestos meant strict protective measures were required throughout. At the same time, concerns around squatters introduced an additional security dimension, as any unlawful occupation can bring uncertainty, confrontation, anti-social behaviour, or hazardous remnants such as discarded drug paraphernalia.

In an environment such as this, even the possibility of encountering unknown persons changes the operational dynamic. Our presence allowed the surveyors to remain focused on their technical work while security and situational awareness remained under constant review.

Preparation and PPE

A key part of this assignment was the preparation that took place before the site visit itself. Due to the asbestos risk, all personnel entering the premises were required to wear specialist PPE, including full protective suits, gloves, and full-face respiratory protection.

The day before the operation, personnel attended a separate fitting session with a PPE provider to ensure the equipment was correctly fitted and appropriate for use. This was an important stage in the process, as proper preparation is essential when operating in hazardous environments. In addition to being fitted for kit, we were briefed on the nature of the task, the site conditions, and the procedures that would apply during the walkthrough.

On the day of the operation, approximately two further hours were spent preparing for entry, checking equipment, confirming safety procedures, and ensuring all parties were ready to proceed. This level of preparation was critical in reducing uncertainty and enabling the task to be carried out in a controlled and professional manner.

Security Escort in a High-Risk Environment

Once inside, the team moved through disused and unlit areas of the shopping centre under carefully managed conditions. With no power available, headlamps were worn throughout. Visibility was limited, the surroundings were unfamiliar, and the environment required a cautious and methodical approach from start to finish.

As close protection officers, our role was to escort the three survey specialists through the premises while maintaining constant awareness of the surroundings and remaining ready to respond if any issue arose. This required a balance of vigilance, communication, and adaptability, particularly while operating in full protective equipment and navigating a low-visibility site.

The walkthrough lasted close to four hours. During that time, the survey team was able to complete its inspection and carry out the required assessments. Signs of previous squatter activity were identified, confirming that the original concerns were valid. However, no individuals were encountered during the visit, and the operation was completed without incident.

That outcome reflected the value of proper planning, coordinated working, and a professional protective presence throughout.

Supporting Business Continuity and Site Progression

The success of the assignment mattered not only in terms of immediate safety, but also because of what it enabled afterwards. By ensuring that the survey team could enter, inspect, and assess the premises safely, the operation helped the wider client team move forward with confidence.

The information and readings required were successfully obtained, allowing the building to be secured and vulnerable access points to be addressed in order to prevent further unlawful entry. In turn, this supported the next stage of the client’s plans for the site.

For large commercial premises and development-related projects, delays, uncertainty, and unmanaged risk can have significant consequences. In this case, our close protection support helped create the conditions necessary for essential work to proceed safely and efficiently.

Specialist Close Protection for Commercial and Operational Settings

This case study demonstrates that close protection is not limited to public figures, corporate executives, or high-profile travel. In many cases, it involves protecting professionals, contractors, and survey teams operating in high-risk, sensitive, or unpredictable environments.

At Mike Golf Security & Investigation, we understand that effective close protection is about more than presence alone. It is about enabling critical work to continue safely, protecting personnel in uncertain settings, and providing reassurance through professionalism, vigilance, and sound operational judgement.

The task at Whitgift Centre was completed safely, the client achieved its objective, and the wider project was able to progress as intended.
